What is Idaho Housing's down payment assistance?
The Idaho Housing and Finance Association (IHFA) offers down payment and closing cost assistance of up to 8% of the sales price as a repayable second mortgage with monthly payments. It rides on an Idaho Housing first mortgage (conventional, FHA, VA, or USDA-RD), requires at least $500 of your own funds, a credit score typically of 620 or better, household income of $170,000 or less, and completion of the Finally Home!® education course. The exact rate and term of the second are set by the program — we quote your actual file rather than publish numbers that go stale.
The honest tradeoff: it solves cash-to-close, but it is borrowed money. You carry a second monthly payment. For some buyers that trade is clearly worth it; for others a different structure costs less over the years you'll actually own the home. That is the comparison we run.
What happened to the forgivable option?
Many websites still describe an Idaho Housing forgivable loan — 3.5% of the price at 0% interest, forgiven over seven years. Idaho Housing's current down payment assistance page lists only the repayable second. If a forgivable structure matters to your plan, confirm current availability with an Idaho Housing–approved lender before you count on it, or look at national programs with forgivable tiers (Chenoa Fund's forgivable structure, for example).
FHLB Home$tart: the $15,000 grant
The Federal Home Loan Bank of Des Moines runs Home$tart — a $15,000 grant for income-qualifying first-time buyers (no ownership in the past three years), delivered through FHLB member financial institutions. Funds are added periodically and go first-come, first-served. Some older articles call this "Welcome Home" or quote $20,000 — that is a different FHLB district's program. Ask whether your lender has Home$tart access when you compare offers.
Idaho Heroes Loan (essential workers)
Idaho Housing's Heroes Loan gives teachers, firefighters, nurses, paramedics/EMTs, law enforcement, and military members and Veterans a program pricing benefit plus down payment assistance, with no first-time-buyer requirement.
