Who I am.

I'm Mike Certo, Branch Manager at Cornerstone First Mortgage. NMLS ID #260555. I've been originating loans in Idaho long enough to know which local programs change every year, which underwriting overlays kill which deals, and which lenders are bluffing when they say they "can do that one."

I run the Boise branch. That means every loan on my desk is mine — not a junior LO running the file behind the scenes, not a national call center handing it back when something gets complicated. Direct line, real return calls, files that close.

What I believe about lending.

Most mortgage marketing is a sales pitch. This isn't. The Idaho homebuyer's job is hard enough — saving the down payment, finding the home, surviving the process — without a lender adding spin to it.

So my approach is simple:

  • Real numbers, not estimates. When you ask "what does the payment actually look like?", I run the math with your real scenario, not a stock advertised rate. Including the program tradeoffs.
  • Honest about when Down Payment Assistance (DPA) isn't right. Down payment assistance programs add a slight rate bump. If you're better off with a lower-rate conventional loan, I'll tell you, even if it means I'm steering you out of a more profitable program for me.
  • Specialize in complications. Self-employed borrowers, jumbo with student debt, contingency removal, investors at scale, doctors in residency — those are the files most lenders walk away from. Those are the files I bring home.
  • One person on your file. Me. Through closing. You text my real number when something comes up.

How I work with buyers.

First call: 20 minutes, free, no commitment. We talk about your timeline, your situation, what's making you nervous, and whether buying now even makes sense. I tell you what programs fit and which don't — including programs that aren't profitable for me but might fit you better.

How I work with real estate agents.
